The real Turkish citizenship timeline in 2026: what happens in each stage, what waits for what, and where files lose weeks between the first call and the passport.
Expect about two to three months to prepare documents, funds and the qualifying investment, then six months to one year from filing to the citizenship decision. Documents can run in parallel with property selection, which is the main way to shorten the preparation stage. The state decision itself cannot be accelerated.
Every program promises a fast timeline. What clients need is the real sequence: what happens, in what order, what each stage waits for, and where families lose weeks. This guide sets out the stages in the order they occur. The stage durations below are ranges from our own files and assume a prepared applicant. Your assessment will give a calendar specific to your nationality and funding.
| Stage | Typical duration | What it waits for |
|---|---|---|
| Assessment and plan | Days to one week | Your passport, family details, funding picture |
| Home-country documents | Two to four weeks | Apostille or attestation, criminal record |
| Property selection and title review | Two to four weeks | Your viewing, valuation margin, title check |
| Funding and bank setup | One to three weeks | Tax number, account, source-of-funds review |
| Transfer and deed with annotation | One to two weeks after funds arrive | Valuation report, deed office appointment |
| Filing | One to two weeks | Complete translated dossier |
| State decision | Six months to one year | The authorities |
The first week decides much of the rest. We confirm eligibility, choose between the property route and the lira route, identify the funding path and list the documents for each family member. Two outputs matter most: a written document checklist and a funding calendar. The funding calendar is the one that surprises people, especially for Indian clients under LRS limits and Iranian or Chinese clients with offshore structures.
Three documents are required for every file: the birth certificate, the marriage certificate and the criminal record certificate. They are collected, apostilled or attested in your country, then sent for sworn translation. In apostille countries this is the shorter path, and in countries outside the Apostille Convention, such as Iran, the attestation chain takes longer. Ordering all three together is faster than ordering them one after another.
This stage runs in parallel with everything below. A family that waits for the property before ordering documents turns a parallel process into a sequential one and doubles the preparation time.
If you are on the property route, selection takes two to four weeks. The speed depends on how quickly you can travel or approve properties remotely. We shortlist units with a valuation margin, check the title record for mortgages and previous annotations, and negotiate. The two things that delay this stage are indecision about district and a title issue discovered late.
On the lira route this stage is replaced by choosing the instrument and opening the account. It is usually shorter, which is one reason some families prefer it.
You obtain a Turkish tax number, open a bank account in your own name and send the funds from an account in your own name. The bank reviews the source of funds. A clean file passes in days. An incomplete one takes weeks, and repairs are slower than preparation. This stage must finish before the transfer.
The currency exchange document issued by the bank when the foreign funds are converted is a key piece of evidence. Keep every original.
Once funds are in place, the valuation report is ordered, the compulsory earthquake insurance is taken out, and the deed transfer is booked at the title deed office. The transfer typically takes one to two weeks after the funds arrive, depending on appointments. The deed carries the three-year no-sale annotation.
The valuation fee is 55,000 TL for units up to 150 square metres. If the valuation falls short of the qualifying figure, the file stops here until the shortfall is fixed. This is why we shortlist with a margin. A failed valuation after a completed purchase can cost six to ten weeks and extra capital.
With the deed registered and the documents translated, the dossier is assembled and filed. The family, meaning the applicant, spouse and all children under 18, files in a single application. Biometrics are taken in Istanbul, either on a single visit or, for some steps, under a power of attorney.
The dossier is reviewed for completeness. A file with a complete set of documents, consistent names and a clean payment path enters the decision period without delay.
The state decision takes six months to one year. This is the longest stage and the one adviser skill cannot shorten. What you can do is avoid the interruptions that pause the clock: requests for missing documents, name discrepancies or questions about the payment path. Files that are clean at filing generally move steadily through.
During this stage you do not need to be in Türkiye. Families continue work and school where they live. The authorities may ask for supplementary documents, which is why we stay in contact and keep the originals accessible.
Understanding dependencies is the practical value of a timeline. The deed waits for the valuation. The valuation waits for the funds. The funds wait for the bank review. The filing waits for the deed and the translated documents. The decision waits for the authorities. Only the documents stand alone, which is why they are the stage to start first.
The longest realistic delays come from three places: late documents, a source-of-funds problem and a failed valuation. For causes and fixes, see the guide on why applications get delayed.
A realistic promise: six months to one year is the state's decision period. The preparation before it is where your own choices can save or cost two months. We give you the calendar for your case in the free assessment.
Three tracks run in parallel. The table shows what a prepared file does in each week, assuming the property route. The lira route replaces the property column with the choice and opening of the instrument and is usually shorter.
| Week | Documents | Property | Funding and bank |
|---|---|---|---|
| 1 | Order birth, marriage and criminal record certificates for all members | Brief, budget and district shortlist | Funding plan and origin documents listed |
| 2 | Legalisation in progress | Viewings, valuation margin test | Tax number, Turkish account opened |
| 3 | Legalisation in progress | Offer, title record review | Origin file reviewed by the bank |
| 4 | Documents collected and checked against the passport | Reservation and contract terms | Transfer from own foreign account |
| 5 | Sworn translation | Contract signed, insurance arranged | Conversion, exchange certificate |
| 6 | Translation checked | Valuation report ordered | Payment to the seller |
| 7 to 8 | Dossier assembled | Deed transfer with annotation | Receipts filed |
| 9 to 10 | Filing and biometrics | Conformity certificate | Evidence file closed |
Documents, property and funding are independent for the first four weeks. They meet at week five and six, when the translated set, the signed contract and the converted funds are all needed. A delay in any track delays the meeting point.
The ranges below come from our own files and vary with the case. They show why the preparation stage deserves more attention than the state decision, which no one controls.
| Scenario | Typical weeks lost | Why |
|---|---|---|
| Valuation below the qualifying figure | Six to ten | A second property or a restructure is needed |
| Criminal record certificate missing at filing | Three to six | Request, legalisation and translation start late |
| Name mismatch found after translation | Two to six | Reissue, relegalise, retranslate |
| Source-of-funds query from the bank | Two to six | Supplementary documents and review |
| Third-party payment | Two to six, or rejection | Explanation, and sometimes a rebuilt purchase |
| Off-plan deed not ready | Several weeks to months | The annotation cannot be registered yet |
Parallel by nature: the three civil documents for every family member, the property search, the Turkish tax number and account, and the origin file for the funds. Sequential by nature: valuation after funds, deed after valuation, filing after deed, decision after filing. A calendar that treats the sequential items as flexible is the main source of unrealistic promises.
One decision shifts the whole calendar: whether the family travels to Istanbul once or twice. One trip for viewing, signing and biometrics compresses the property and filing weeks. Two trips cost a few days between them and give more time to decide. We plan the trips around the week-five meeting point, because that is where presence helps most.
Plan for about two to three months of preparation, then six months to one year from filing to the decision. The preparation includes documents, funding and the property or deposit. The decision period is set by the state and is not something an adviser can shorten, which is why the preparation stage is where careful families save time.
The state decision after filing, which takes six months to one year. Before filing, the slowest items are usually the home-country documents, because legalisation, translation and the criminal record certificate each have their own processing time. These can run in parallel with property selection if started on day one.
Yes. There is no residence requirement. One visit to Istanbul for biometrics is typical, and other steps can run under a power of attorney granted at a Turkish consulate in your country. Property viewing is the main reason families choose to travel more than once.
Missing or inconsistent documents, a valuation below the qualifying figure, or doubts about the payment path can generate a request for supplementary information, which pauses the clock. A file that was clean at filing generally moves through the decision period without interruption, so most delay is prevented before the application is submitted.
It starts on the date the deed with the no-sale annotation is registered, or, on the lira route, when the qualifying holding is established. After three years you may sell the property or release the instrument without affecting your citizenship. The clock does not depend on the date citizenship is granted.
