We do not sell citizenship

The opening question of the interview. Many agencies advertise guaranteed Turkish citizenship. The position here is the opposite.

Can any agency guarantee Turkish citizenship?

No. The decision belongs to the Turkish authorities, and no private company can issue it or promise it. What an advisor can genuinely control is the quality of the file: a qualifying investment, an official valuation, a clean title deed and a complete application. A guarantee offered by an agency is a marketing claim, not a legal one.

We do not sell citizenship. Citizenship is a decision made by the Turkish authorities.

What we provide is a professionally structured investment and application process.

Working in Turkish real estate since 2004 taught one simple lesson: getting the passport is not enough. The client should also make a good investment.

Three or five years later, we want the client to be happy with both decisions: becoming a Turkish citizen, and investing in Türkiye.

Independence

We represent the buyer, not the seller

The definition of independent advisory, and the single question worth asking before you sign anything.

What is the difference between a property seller and a buyer's advisor?

A seller is paid to place one specific property, so their incentive is to persuade. A buyer's advisor is paid to protect the buyer, so their incentive is to compare alternatives and to say no when the numbers do not work. Before signing, ask directly who pays the person advising you and whether they earn more if you choose one particular project.

We represent the buyer, not the seller. That changes everything.

If the job is to sell you one particular project, the job becomes convincing you.

If the job is to represent you, the job becomes comparing the alternatives and telling you the truth, even when the truth is “do not buy this property.”

Sometimes the best advice we can give a client is not to make a transaction at all.

That is what independent advisory means.

Legal diligence

Why licensed Turkish lawyers review every file

Buying a property and qualifying for citizenship are two separate tests. A property can pass the first and fail the second.

Does a lawyer need to check the property before purchase?

Yes, and the check has to cover two separate questions. The first is whether the property itself is safe to buy: title deed status, encumbrances, the developer's position and the contract terms. The second is whether that same property qualifies the buyer for citizenship under the rules in force. A property can be a sound purchase and still fail the citizenship test, which is why both reviews happen before any payment.

Buying a property and qualifying for citizenship are two different things.

A property can look fantastic and still carry legal or investment risk.

Before proceeding, the title deed, the contracts, the payment structure and the citizenship requirements all need to be properly reviewed by licensed Turkish lawyers.

A problem prevented before signing is far cheaper than a problem solved after signing.

Risk sequencing

Check first. Invest second. Apply third.

Most valuation problems are discovered after the payment. The sequence that prevents them is simple and it is not the usual one.

When should the official valuation be checked?

Before committing any funds. The citizenship threshold is measured against the official appraisal report, not against the price on the contract, so a property priced at the threshold can still fall short once it is valued. Checking the appraisal first turns a potential rejection into a negotiation, because the number is known while the buyer still has the option to walk away.

We try to identify the risk before the client commits to the investment.

Citizenship eligibility, valuation, title deed status and payment structure are not questions you ask after buying. They are questions you ask before buying.

The principle is simple. Check first. Invest second. Apply third.

Not the other way around.

About these recordings

Unscripted, and not edited for meaning

These clips come from a single recorded interview. They are cut for length, not for meaning, and the on screen captions match the spoken words.
